Subcommittee approves amended 3‑year extension for Webster Street job center lease

Carmen Hsu, chair of the Budget & Finance Subcommittee, said the committee approved an amended extension of the lease for the city’s career‑link job center at 1449 Webster Street.
John Updike, Director of Real Estate, told the committee the proposal seeks a three‑year renewal for about 3,900 square feet on the Safeway Shopping Center ground floor and described a rent rate of about $2.18 per square foot per month with CPI‑based increases capped between 2% and 5% over the term. Updike also noted a 180‑day unilateral city termination clause built into the lease.
The budget analyst, Mister Rose, told the committee total rent and operating costs for the proposed three‑year extension would range from approximately $394,000 to $403,000 and recommended deleting language that would authorize the director to exercise a second, additional three‑year option without returning to the Board. "We recommend that and we're fully supportive of this lease — it's just the second three‑year option," Rose said during his presentation.
Supervisor Murphy, the item sponsor, moved to adopt the budget analyst's proposed amendments. The committee adopted the amendment and agreed to send the amended resolution forward with a recommendation to the full Board without objection.
Next steps: the subcommittee sent the amended three‑year lease extension to the Board of Supervisors for consideration on the regular agenda.
