Ricky Tidani, a Port development project manager, described the 1.4‑acre site at Broadway and the Embarcadero and recounted that Teatro Zinzani, a longstanding waterfront tenant, was displaced from Pier 27 in February 2011 to accommodate America's Cup and cruise-terminal work.
