TUCKER, Ga. — After a second‑read public hearing on June 9, the Tucker City Council approved a special land use permit to allow a special‑event facility at 2101 North Lake Parkway but limited relief for nonconforming accessory structures.
Planning staff summarized the application, noting the property lies within a mixed commercial area and that the applicant requested three concurrent variances: a distance‑separation waiver to residential property, and two variances tied to accessory storage structures in parking spaces and composed of materials that did not meet code. Staff recommended approving the SLUP and the distance separation variance while denying the accessory‑structure variances, arguing alternatives exist for compliant storage and that leaving the nonconforming structures would be more relief than necessary.
Applicant attorney Joseph Wilburn told council events have been run at the site for more than a decade, that revised parking plans assign about 76 spaces to the event facility and that the operator will complete dumpster enclosures and building permits within 90 days of approval. Wilburn said the operator would ensure events are indoors and end by 12:30 a.m.
Council adopted an ordinance motion that approved the SLUP and the distance separation variance, denied the two accessory‑structure variances, and added two modifications: include the date (June 9) in condition number 5 and revise condition number 3 to state special events shall cease daily by 12:30 a.m. The motion passed by council voice/show of hands.
Next steps: staff will track compliance with the 90‑day requirements for dumpster enclosures and removal of accessory structures; the applicant will be required to restripe parking per the submitted plan within the same timeframe.
