The Smithville Planning and Zoning Commission voted unanimously June 24 to approve a site plan for an addition at 100 James Street, with the motion passing 6-0. The commission's vote followed staff presentation that said the engineering for stormwater had been submitted, reviewed and approved. "The stormwater... it's been reviewed and approved," Jack said during his presentation.
Why it matters: The project is an addition to the north side of an existing warehouse intended to provide additional storage capacity; staff told commissioners there were no traffic issues associated with the work and that the project is relatively straightforward from a planning-review standpoint.
Condition noted: During discussion a commissioner asked whether a condition of approval should require the applicant to grant title via the right-of-way easement to the city and record the document. Jack replied that the easement likely exists (created in 2015) but staff could not find the underlying recorded document in the GIS and that the applicant's engineers indicated they could supply the documentation. "So approval is subject to the housekeeping," Jack said, and staff expected to resolve the documentation before next week.
Vote: Commissioners Billy, John, Alderman Wilson, Rob, Deb and Mayor Bole each voted 'aye.' The chair reported a 6-0 tally.
What comes next: Staff will follow up to confirm the recorded easement/documentation is in place as a condition of the approval; the commission did not postpone or table the matter.
