During public-comment and board discussion, an alderman asked why the density calculation included Clay Creek acreage. Jack from planning and zoning said the city—s future land-use map shows the broader area as the same category ("orange" in the comp plan), so he included that acreage in the total-area calculation but confirmed the 26.79 acres under consideration would support the proposed number of dwelling units without counting Clay Creek.
Supporters on the dais said the project fills a local housing need; dissenting ayes were recorded by two aldermen. The ordinance was read into the record following the vote.
