Historic Preservation staff said the applicant will retain the building’s original design and openings, reopen windows that have been bricked over, replace former dock doors with new window openings, add lighting, and repair missing gutters and unfinished roof areas. Staff recommended approval on the grounds that those changes preserve the site’s historic character; awnings and signage will return for separate review. "117 South Houston Avenue was constructed as a warehouse in 1894," a staff member said during the presentation.
Board members asked whether a specific new use had been identified; staff said the application did not list a tenant and that office use had been discussed but was not specified in the record. After discussion, a motion to recommend approval was made and recorded in the minutes as moved by Linda Anderson and seconded by Rhonda Boren. Members voted "Aye" and the chair declared the motion carried.
The board’s approval covers the window and door modifications, lighting, and necessary repairs; any future awnings or signage will require separate permitting and review.
