The Warrenton City Planning & Zoning Commission unanimously approved both the site plan (SP‑175) and conditional use permit (CUP‑98) for MK Ranch Bar and Grill at the Shops at Warrenton.
Staff described the proposal as a 9,200‑square‑foot bar and grill in a C‑3 highway commercial zone at the northeast end of the outlet complex, occupying the former Nike unit. Applicant Mike Ebersole told the commission proposed hours are roughly 11 a.m. on weekdays to midnight, with Fridays and Saturdays potentially open until 1 a.m. He also said the business name in the application was updated to drop “Longhorns” and will appear as MK Ranch Bar and Grill.
On facilities, the applicant confirmed restroom plans for the unit—five stalls in men’s and five in women’s—and said the current plan does not include outdoor amenities (for example, sand volleyball) that had been discussed previously. When a commissioner asked about parking‑lot deterioration and long‑term maintenance, staff said liability and routine upkeep are the responsibility of the mall owner and that code enforcement would address violations if they are observed.
The commission voted 8‑0 to approve the site plan and then 8‑0 to approve the conditional use permit; both items will be considered by the Board of Aldermen on August 20.
