The Culpeper County Planning Commission unanimously recommended approval Dec. 11 of a Board‑initiated zoning map amendment that would reclassify several parcels in the 3 Flags and Overlook Heights subdivisions from commercial services (CS) to the subdivisions’ primary residential districts (R3 or R1) where lots are already used as single‑family homes.
Staff said the action is intended as a map “clean up” to align zoning districts with actual on‑the‑ground uses and that property owners were notified. There were no public commenters on this item and commissioners moved to recommend approval; the recommendation will be forwarded to the Board of Supervisors for final action.
