The council approved several rezoning applications tied to recent annexations, aligning zoning categories with existing development agreements.
Staff described three items: an industrial planned development for the Iron Head/Fast Track property including a minor buffer modification due to existing utilities; a rural estate planned development on Faught Road for Hawthorne Estates with allowed lots down to 0.9 acres where necessary; and a commercial plan development on Dale Earnhardt and 114 that sets permitted uses (general retail, restaurants, fueling stations) and allows limited fireworks sales and a town entry monument. Planning & Zoning held public hearings on the properties and recommended approval of the zoning changes.
Council opened public hearings where appropriate; resident Rena Hardeman questioned lot counts and averaging on one subdivision and staff confirmed lots averaged over the tract met the council’s objectives. Each rezoning motion was moved and the transcript records unanimous votes where recorded.
Staff will finalize plats and drainage approvals as part of the development process and continue to coordinate required infrastructure, including drainage and right‑of‑way accommodations.
