The Planning Commission approved the Greenacres Grove edition preliminary plat, a resubdivision that creates 19 lots intended to hold a duplex on each lot for a total of 38 units on about 4.34 acres.
Ty Gingrich, Development Services, reviewed the site plan and said most street improvements, water mains and utilities are already constructed except for roughly 250 feet of Chickadee Street at the northerly end; those two lots (Lots 9 and 10) will not be permitted for development until the street extension and required fire turnaround are in place. Gingrich told the commission that stormwater detention improvements were installed with the overall edition, so staff does not expect additional on‑site stormwater management beyond what’s already built.
Applicant Todd Wood (2505 Deer Ln., Marion) said the proposal simply splits existing duplexes into separate lots and that no increase in unit count is proposed. Staff recommended approval of the preliminary plat with the conditions shown in the staff report; the Commission moved and approved the plat by voice vote.
The applicant and staff said the site meets zoning and land‑use requirements and that final permitting of two lots is contingent on completion of the street improvements and fire access.
