Fairview P&Z approves Murray Manor replat for 104 townhome lots

The Fairview Planning and Zoning Commission voted Oct. 10 to approve a final replat for the Murray Manor addition, formerly the Fairview Townhomes project, clearing the way for what staff described as about 104 townhome-style lots and 19 common-area lots on roughly a 15.2-acre site on both sides of Fairview Parkway north of Latham Drive.
Planning staff told the commission the replat mirrors prior approvals and the preliminary plat from May 2023 and that no substantive changes were proposed. Staff said prior county approvals had adjusted lot frontages and building-type allowances to accommodate the townhome-style units.
Commissioners and attendees focused most questions on traffic and safety at the Latham Drive/Fairview Village Drive intersection, whether a signal or speed study would be pursued with TxDOT, and how the project’s two proposed entrances would handle peak flows. An attendee who identified herself as living on Spring Meadow said motorists commonly exceed the 35 mph posted limit there and asked whether a speed study could be done; staff and the applicant said construction would last a little over a year and that the site would retain two entrances with further coordination with TxDOT as needed.
A motion to approve the replat was made and seconded; the commission voted in favor with no recorded opposition or abstentions and the motion passed.
The commission’s packet and staff presentation noted the development has been reviewed several times by different applicants in recent years and that the current replat is the final procedural step before the council review anticipated next month. There were no public-opposition comments recorded during the replat item.
The commission’s approval recommends moving the final plat to the next stage of review and formal council consideration; no construction permits were issued as part of the replat approval and additional engineering and traffic coordination are expected before building begins.
