Converse commission approves Maranatha Bible Church preliminary plat for commercial lot on Loop 1604 North

The Converse Planning and Zoning Commission voted Nov. 18 to approve the preliminary plat for the Maranatha Bible Church subdivision, consolidating parcels into a single commercial lot at 7855 East Loop 1604 North.

Assistant City Manager Naina Nixon Mendez told commissioners staff recommended approval ‘‘with the following conditions’’ including submission of a detention-pond design and an updated stormwater management plan at the time of building permit submittal; curbs, gutters and sidewalks were noted as deferred to the building-permit phase and must be recorded on the plat.

Commission discussion focused on an existing access easement and the timing of deferred frontage improvements. A motion to approve the plat (recorded in the transcript as moved by "Mister Gilliam" and seconded by "Mister Garcia") passed by voice vote. The motion as approved authorizes staff to proceed with platting subject to the stated conditions; individual roll-call votes were not recorded in the meeting transcript.

Next steps include the applicant's building-permit submission, at which time the detention-pond design and the updated stormwater management plan will be required and the deferred curb/gutter/sidewalk work will be reviewed and enforced at permitting.
