Stratford Commission Approves Modification for 170 Oronoke Lane, Sets Bond at $98,895

The Town of Stratford Wetlands and Water Courses Commission voted to approve a modification to a wetlands permit for 170 Oronoke Lane.
Attorney Steven Bellas, representing the applicant Bluebird, told the commission the original permit was issued Dec. 2, 2022. Subsequent planning-and-zoning changes increased unit sizes to three bedrooms and adjusted sidewalk and site elements, Bellas said. He filed a modification application on April 17, 2024, and supplied updated site plans (dated 01/23/2024) and a new drainage report.
As part of the negotiated agreement between the town and the applicant, Bellas said the parties set the performance bond at $98,895 in cash. He asked the commission to revise the permit language accordingly and to modify a standard condition on blasting to read: no blasting until an application is submitted and approved by the fire marshal. "That is one of your standard conditions," Bellas said, proposing the explicit change so the wetlands commission defers to the fire marshal on blasting jurisdiction.
Commission members characterized the modification as largely ministerial and moved to approve. The chair called for a voice vote; the motion passed by voice vote.
What happens next: With the modification approved, Bellas said the administrator (Kelly) can sign off on building permits so long as the agreed bond is posted. The commission did not record additional conditions beyond those discussed at the meeting.
