Stratford schedules special meeting on zoning rewrite; ADU outreach to seniors drew positive response

Planning & Zoning Administrator Jay Hebanski updated the Stratford Zoning Commission on Nov. 13 about the regulations-rewrite process, telling the commission a special meeting is scheduled for Nov. 18 to focus solely on zoning regulations and that the commission cannot close the public hearing that night because it is waiting for required referral responses; a final hearing and adoption is targeted for Dec. 11 under state law.
Hebanski said staff discovered a missing page in the packet — definitions for cannabis-related licenses approved previously — and that the page will be supplied to commissioners. He urged commissioners to manage the Nov. 18 meeting so the commission can hear public comment and allow new speakers at the Dec. 11 meeting. "November 18, 6 PM, right here. And December is the final. December 11," Hebanski said.
Hebanski and Commissioner Harold Watson also reported on an outreach visit to the Commission on Aging at the Baldwin Center, saying seniors responded positively after hearing details about accessory dwelling units (ADUs). Hebanski described the session as "very engaging" and said that as residents learned the mechanics and safeguards of the ADU proposals, concerns eased. Watson added that the visit included comments from VNA and Stratford Public Health and that attendees appreciated efforts to allow options for both older and younger residents.
The commission placed the regulations-rewrite on the calendar for Nov. 18, with further discussion and a required continuation to Dec. 11 for adoption once referrals and responses are complete.
