The Stratford Zoning Commission approved an accessory-apartment application for 370 Bonnyview Drive during its Dec. 4 administrative session, after staff explained the applicant had health-related urgency and had obtained a variance from the Board of Zoning Appeals.
Planning staff said the current ADU standard previously limited accessory apartments to 25% of a dwelling's floor area and set a minimum/maximum unit size, which made the applicant noncompliant; the revised ADU standard in the newly adopted zoning regulations will take effect in about three weeks, but the applicant needed an immediate remedy. Staff recommended approval, noting "there are no concerns with this application, from the zoning staff." The commission moved and approved the application by voice vote.
Staff will record the approval and notify the building-permit office to allow the applicant to proceed; the commission also discussed that the new ADU rules will reduce similar variance requests in future months.
