Falmouth planning board approves modified site plan and special permit for Woods Hole Oceanographic Institution

The Town of Falmouth Planning Board approved, by a 6–0 vote, a modification to a previously granted site plan and special permit for the Woods Hole Oceanographic Institution (WHIO) for work at 86 Water Street.
A draft motion read into the record described demolition of several existing structures (Iceland Laboratory, Alvin High Bay, Smith connector and Smith Building) and relocation of a larger but lower waterfront building so that it sits landward of the bulkhead. The revised plan reduces a previously proposed 55‑foot building height to 45 feet, phases the seawater project, and replaces the dock. The motion includes standard conditions (construction according to approved plans, an approved street opening permit and bond prior to construction) and a lapse provision: the special permit will lapse three years from the date granted if substantial use has not commenced.
Board members clarified voting counts and noted that newly appointed member Tom Zine did not participate in the prior hearing and therefore did not vote on this approval. The board recorded the approval as a 6–0 vote in favor.
