Planning Board Approves Falmouth Concrete Corp. Front-yard Parking and New Manufacturing Building

The Falmouth Planning Board on Sept. 13 approved two permits for Falmouth Concrete Corp., clearing the way for a nine-building expansion and a temporary parking arrangement tied to a manufacturing facility at 0 Thomas B. Landers Road.

The board voted to grant a special permit to allow 10 parking spaces in the front yard of the proposed manufacturing building. Staff readings of the draft motion noted that the building commission reviewed the plans and concluded that 10 spaces would be adequate for the proposed use and an expected five employees, and that the site—where the applicant also owns adjacent property—fits within the industrial character of the area.

The board also approved site-plan review for the construction of a 9,963-square-foot concrete block manufacturing building at the same address. Conditions attached to that approval include compliance with the town’s soil erosion and sediment-control standards, no stormwater discharge onto public property or abutters, and coordination with the engineering division for address assignment prior to occupancy.

Jed Cornock, town planner, and staff emphasized standard public-safety and environmental conditions. The approvals were procedural and followed staff recommendations; the board called the question and recorded affirmative votes on both items. The applicants will need to satisfy the listed conditions before receiving full or partial occupancy permits.

Planning staff said they will provide permit conditions in writing and will monitor compliance through the usual building-permit and inspection process.
