Commission approves lot combination at 2313 Colorado Drive for shop and added space

On July 2 the Sturgis Planning Commission approved a proposed plat to combine two lots in the Hillview Subdivision (addressed as 2313 Colorado Drive) to create more usable space for the property owner.
Baseline Surveying, representing Don Burnett, presented the plat and staff recommended approval. The applicant discussed plans to build a shop and possibly minimal living quarters "because I could stay there while I rent the house out for a rally or something like that," and commissioners probed whether existing utilities and taps were available. Staff confirmed taps exist to both lots and that questions about building details and foundation will be addressed during the building permit process.
A nearby property owner raised concerns about a pile of rubble partially on public property; staff said they would inspect the site and bring the zoning ordinance information to the resident. Staff stated they would "come and take a look at that tomorrow for you." Commissioners approved the plat by voice vote.
The commission’s approval clears the way for the applicant to proceed to required permits and inspections; staff follow-up on site debris, drainage and access will inform later building reviews.
