Planning commission approves preliminary plat for Hurley Subdivision

The Sturgis Planning Commission approved a preliminary plat for the Hurley Subdivision on July 2, allowing the combination of Lot 1H-2R and Lot 1H-3 so an owner can build a new custom home without the constraints of the smaller lots.
Baseline Surveying, representing Jess Feichler, presented the proposed plat and explained the owner holds both lots. A staff representative said, “The purpose is to build a new custom home without having the restraints of the smaller lot,” and recommended approval.
Commissioners confirmed there is not currently a house on the property and that sewer and water taps exist to both lots; staff said one tap will be abandoned after consolidation. After brief questions from commissioners, Speaker 3 moved to approve the minutes and later the plat; a voice vote carried the motion.
The city will collect the building permit and tap permit fees as well as the city portion of the property tax once development proceeds. The commission did not attach special conditions beyond standard permitting and utility arrangements; follow-up on building and tap details will occur during the permit review process.
The commission’s approval is a recommendation and applicable permits and inspections must still be completed before construction can begin.
