The Sturgis Planning Commission voted Tuesday to set the boundaries for Tax Increment Financing district TIF 29, a replacement for the earlier TIF 22 arrangement covering Valley View and Harvest Meadows.
Staff explained that Sturgis and the developer agreed to significant changes to the proposed project for the earlier district and determined the appropriate course was to dissolve TIF 22 and create TIF 29 using the same boundary map. Staff emphasized that the vote on Tuesday set only the boundaries; the final project plan for TIF 29 had not been submitted or approved and could change aspects of housing types (for example, family structures and townhomes) when the project plan is eventually presented.
During the public hearing staff referenced the boundary exhibit filed with the county and said the boundaries being adopted match those previously used for TIF 22. Commissioners moved and approved the boundary resolution by voice vote.
Next steps for the district include submission and review of the final project plan and any required public hearings or approvals tied to the financing plan and development agreements.
