Fairfield Planning Commission votes to forward subdivision ordinance changes to town council

The Fairfield Planning & Zoning Commission voted Dec. 4 to forward proposed amendments to the town’s subdivision ordinance (Fairfield Town code 10.15) to the Town Council.

Commissioners debated how minor subdivisions should be processed. Some members argued that the town administrator should have initial review authority to reduce timeline delays, while others said final approval should rest with the planning commission to ensure transparency. The group reached a compromise: the town administrator will perform initial review and make recommendations, and the planning commission will perform a compliance review or final approval when needed.

A motion was made and seconded to send an ordinance amending Fairfield Town code 10.15 relating to the subdivision ordinance to the town council; the motion was recorded (motion text read at the meeting) and the vote recorded in the meeting minutes.

Commissioners noted that minor subdivisions are typically three parcels or fewer and that the code text in Section 10.15 should be clarified to ensure building‑department review and DRC (design review) input occur before planning commission consideration. Commissioners also discussed whether an appeal authority for minor subdivisions is needed; no change to an appeal authority was made at this meeting.

The commission approved the motion to forward the ordinance; the item will next appear on the Town Council agenda for formal action.
