The Lansdale code enforcement and land planning committee referred a zoning-map amendment for 864 West Fifth Street to the borough council’s business meeting, after hearing concept plans for a residential development described by presenters as about 73 townhomes.
Councilwoman Rafia Razak told the work session the site is currently zoned industrial and the applicant seeks a change to Residential C so they may proceed with land-development review. "Currently, that area is zoned as industrial area, and they are trying to change that to residential c," she said.
Committee members and members of the public raised specific concerns the full council will be able to address during the zoning hearing: the need for additional pedestrian crossings for students walking to Oak Elementary, ensuring road widths accommodate fire-truck access, and confirmation that final lot counts, road layouts and curb widths are pending final design. The committee did not record a denial; it forwarded the proposal so the whole council can examine details and ask questions.
Razak said committee members flagged the item as an early-stage request for zoning review; the applicant will present again at a public hearing before the full council where members may request traffic, emergency‑access or school‑safety studies.
The borough’s zoning‑hearing board meeting calendar was also noted: the next zoning hearing board meeting was listed as May 20 but, at the time of the work session, there were no applicants scheduled and the meeting may be canceled.
