The Cedar Rapids City Planning Commission on May 13 approved a rezoning that will allow a restaurant with a drive‑through at 171230 Second Street Northeast.
City staff recommended changing three parcels from traditional mixed‑use and suburban residential medium to traditional mixed‑use center to permit combining the parcels with adjacent commercially zoned property for a fast‑food restaurant. "For these reasons, staff does recommend approval," Development Services' Dave Haug told the commission.
Applicant Joel Jackson of Bishop Engineering said the site was largely vacant and that the request would make zoning consistent with surrounding commercial parcels. Jackson told the commission the applicant has held a neighborhood meeting and that "the traffic study is in progress and will be turned in with our site plan application." He said the team has worked with staff on stormwater and access concerns.
Commissioners asked procedural and access questions but heard no public testimony opposing the request. The commission voted to approve the rezoning by voice vote; the item will move to city council for public hearing and ordinance readings, beginning May 27.
