The Bedford Planning Board voted April 29 to approve a lot‑line adjustment between two Old English Road parcels owned by William and Diana Thomas and Anthony and Maureen Grande.
Trevor Yanda of Meridian Land Services described the proposal as an equal‑area transfer that moves about 10,000 square feet to create more usable side and rear yards for each lot; neither lot’s total area nor principal frontage will be materially changed, though one lot gains roughly 17 feet of frontage. Yanda said both lots are developed with existing septic systems and wells and the adjustment would remain compliant with zoning.
The applicant requested three waivers from the Land Development Control Regulations for contour, soils (HIS) mapping and wetland delineation because the lots are developed and staff agreed the information would not change the plan. The board voted to grant the waivers and then approved the lot‑line adjustment. Conditions included setting boundary monumentation or submitting a final plan noting bounds have not yet been set, payment of recording fees and signatures of all property owners on the final plan.
There were no public comments at the hearing and board members described the proposal as straightforward and beneficial for the property owners.
