Applicant Tom Edsulovich, joined on Zoom by his wife Noelle Deckman, described a developing structural tilt in the carriage house and said the work would not alter the building’s exterior appearance beyond the widened opening. "We're looking to have that remedied," Edsulovich said, describing the foundation replacement and interior work that he said would not change the garage's exterior character. City staff noted consultant Mike’s report (on file) and confirmed the project is being evaluated under the alterations portion of the commission’s standards; the sketch included a centering error that the applicant said would not be implemented — the door will remain offset as it is today and extend 4 feet to the right.
A motion to issue the certificate of appropriateness passed on a roll‑call vote with all members recorded as voting yes. The applicant was advised to match existing trim and to coordinate replacement of the fence after construction. The commission recorded the decision as an approval of the proposed alterations; building permits and construction scheduling remain subject to standard permit review.
