Robbie Highfield, the city’s associate planner, told the commission the site plan conforms to the Wood Creek Planned Development and the Fate Unified Development Ordinance where the PD does not apply, and that civil plans were approved with conditions. Highfield summarized staff’s fiscal analysis, saying the estimated taxable value is about $2.2 million, an estimated annual city tax contribution of roughly $63,441, an estimated value per acre of about $891,618, and an estimated annual net revenue of about $57,103. Staff recommended approval with two specific conditions on the site plan.
