The Hitchcock City Council approved a preliminary plat application from KB Homes to extend the Sunset Grove subdivision into Section 5.
City staff described the application as a preliminary plat to divide roughly 10.9 acres into 44 lots (two blocks and two reserves). Staff said Section 6 of Sunset Grove has already seen infrastructure work—roads and sewers are in place—and that home construction has begun there. Because the item was a preliminary plat, staff noted builder permits for homes have not yet been submitted; permits will follow once the plat is finalized.
An unidentified council member moved to approve the preliminary plat; another council member seconded the motion and the council approved it by voice vote.
Staff did offer an unclear figure when asked about the total number of homes in the larger development; the transcript records an unclear response that requires confirmation in official planning files.
The council’s approval allows KB Homes to proceed from preliminary toward final plat and infrastructure permitting steps. Future council action will not be necessary for individual building permits, which will be issued once the preliminary plat is finalized and permits are filed.
