The applicant (Lily Morse, speaking for owner Orteas) presented revisions to a previously submitted 14‑item application and said dog statues and chimney painting were withdrawn. Morse summarized the items she still sought: removing a non‑historic enclosed porch, repairing front steps in‑kind, installing stepping stones and pea gravel on a side path, removing asphalt and replacing it with 3/8" pea gravel driveway with black metal edging, installing two A/C condensers screened by evergreen plantings, removing an overhang on the west side and adding bluestone treads, and installing half‑round copper gutters.
Commissioners repeatedly emphasized they could not approve items lacking sufficient documentation (notably the hot tub and associated terrace and arbor). The commission agreed the hot tub needed a separate application with drawings and setback/zoning review. For the items with adequate documentation the commission voted to approve numbered items 1, 5, 6, 7, 9 and 13 and item 14 with copper gutters, while marking other points withdrawn or deferred and asking the applicant to submit an updated site/landscape plan to the town planner to record the approvals.
Next steps: the applicant will submit a revised site/landscape plan reflecting the commission’s approvals and will file a new application for the hot‑tub/terrace/arbor if those elements are pursued.
