Staff told the board the applicant addressed required edits in the packet — including title edits, noting the former lot name, ensuring bearings and distances closed, and converting acreage figures into square feet. Staff also reported Blackhawk Fire reviewed the plans and had no unresolved fire‑safety concerns. Because there is no water within 200 feet of the property, the plat recommendation is contingent on a developer’s agreement covering cistern use; staff said the agreement has been shared with the applicant representatives (Sam and Ethan) and that final approval will be considered by the board of commissioners on Sept. 19.
The board moved and voted to recommend approval as presented, with the condition that the developer's agreement be executed. The board’s action was procedural and intended to pass the technical review to the commissioners for final action.
Next steps: staff will ensure the developer's agreement is finalized and will transmit the recommendation and packet to the City Commissioners for formal action on Sept. 19.
