The Mitchell Planning Commission approved a variance request from Central Plains Automation Inc. that will let the company construct a 16-by-40 office addition at 1501 West Fourth Avenue within 1 foot 6 inches of the property line rather than the 35-foot front-yard setback required by code.
Staff explained that a prior variance had previously allowed the existing building to be sited forward of the typical setback and that the new request would bring the addition even closer to the lot line. Applicant Chad Clites said office relocation options are limited by heavy equipment and stored tanks that would be difficult to move, and he described the company as a small manufacturer with about 10 full-time employees.
A nearby property owner, Chuck Paulson, spoke in favor of the modest extension and said he had about 30 feet from his building to the curb and did not object to the variance. City staff and a public works representative noted there is no existing sidewalk and no immediate plan to add one; traffic volumes on Fourth Avenue were described as low. Commissioners moved and seconded the variance and carried the motion on roll call.
The variance approval allows the applicant to submit building plans consistent with the new setback; any required permits remain subject to standard building-review processes.
