The Mount Pleasant Planning and Zoning Commission on Nov. 12 approved a final plat for a 10.907-acre tract that will extend the Mount Pleasant Business Park, create a new right-of-way and allow future lot subdivisions.
Unidentified Speaker 3 (planning staff) described the proposal as an extension that will run from U.S. 67 into the property, said ADC purchased the land and noted the roadway (spoken in the record as Nanaimo Logistics Parkway) will split the tract into two tracks with a temporary turnaround and subdivided lots to follow. "They do own the property that, continues north, but it's not part of this at this time," Unidentified Speaker 3 said during the presentation. "Staff is recommending approval of this final plat."
The commission moved and voted to approve the plat; the motion was declared approved by the presiding officer, Unidentified Speaker 1. The case will go to city council next Tuesday for further action, according to staff.
In other business during the planning director's report, Unidentified Speaker 3 said the city received word that the Texas Department of Transportation had approved two driveways for the CHRISTUS site. "We did receive word on, Friday that TxDOT had approved their driveways," Unidentified Speaker 3 said, while noting a separate issue at Anderson Parkway remains outstanding and will not affect the CHRISTUS approvals. Staff also said a three-lot administrative plat was reconfigured, and upcoming items for the commission include the Anderson Town Center discussion, the Junction preliminary and final plats (anticipated back by December), a larger preliminary plat submitted by Deer Park, and planned council-level discussions on the zoning ordinance and parkland dedication.
What the commission approved: staff presentation identified the tract as a 10.907-acre portion of Mount Pleasant Business Park situated east of Old Cookeville Road and north of East Sixteenth Street; the plat shows a right-of-way into the property with a temporary cul-de-sac and room for future lots. Unidentified Speaker 3 said the city's development review committee approved the civil construction plans and recommended the commission approve the final plat.
Next steps: the approved final plat will be presented to the Mount Pleasant City Council at its next meeting; staff said it will keep the commission informed about timing for zoning-ordinance and parkland-dedication conversations at council.
