The Eagle Pass Planning and Zoning Commission approved a final replat for Lot 139 in Chula Vista Subdivision Unit 2, along with a subdivision variance and a sidewalk and curb-and-gutter waiver.
Planning staff said Mountain View Engineering submitted the replat on behalf of developers Alma Delia Guzman and Maria J. Hernandez to subdivide an approximately 0.459-acre parcel (addresses 291 and 301 Alamo Street) into two residential lots. Staff noted the site currently contains two structures and that the zoning meets R1 first-family standards. The department reported 64 mailed notices with nine returned as undeliverable and recommended granting the variance to proceed directly to final plat as well as the sidewalk waiver given the lack of curb-and-gutter improvements in the area.
Staff emphasized that city utilities must be installed, inspected and accepted by Eagle Pass Water Works before plat recordation and that the final plat must comply with the City of Eagle Pass Code of Ordinances, Chapter 23, Article 3.
Commissioner Selena Sanchez moved to approve the department recommendation to grant the two variances, the sidewalk waiver and final plat; the motion was seconded by Commissioner Valdez and passed.
