At the meeting, Glenn Loboff presented a multi‑phase concept for a 29‑acre property under the LQ Corporation/TAM Systems umbrella that he said would begin with site cleanup and a small office connector and could later include additional warehouse or manufacturing buildings.
“Pending weather and how quickly they can get started, we wanna get the site cleaned up,” Loboff said, describing piles of wood and derelict outbuildings he called an eyesore. He told commissioners the property lacks a functioning sewage system and that he had submitted a sewer design to the township SEO and that the well on site still needs testing.
Loboff said wetlands and other restrictions limit buildable area — he estimated about 20 of the 29 acres are restricted — and that the first immediate need is about 2,500 square feet of office space to support operations he does not want to move from his firm’s current Dillsburg location. He said long‑range plans could take two to three years and that some future phases would require full land‑development review and permitting.
Commissioners asked whether clearing would exceed an acre (which would trigger additional erosion and sediment controls) and whether the applicant had the required FDS/erosion permit; Loboff said he already secured the necessary permit for clearing and that the work will be scoped. Township staff asked for a paper copy of a sketch plan and for Loboff’s engineer to appear at a future meeting.
What’s next: Loboff will provide plan copies for the file and continue the sewer design process; commissioners asked staff to monitor initial clearing and to confirm required permits are in place before larger work proceeds.
