Developer updates Plankton Township planning commission on JVI/JBI land-development timeline

He told commissioners he expected the review and comment cycle to play out over the coming three to eight months and said JBI would request 90‑day extensions as needed.
The representative described the site work sequence: filling a hill to create an approximately 3‑acre service yard, removal of a lower retaining wall in favor of a 2:1 slope, and a remaining retaining wall on the Harrisburg Road side estimated at 13–15 feet. The presenter said the project team will perform compaction testing and provide required geotechnical documents; GTA was identified as delivering compaction and testing work.
The presenter emphasized that building construction for a proposed new structure cannot begin until land‑development approval is granted. He also said the township’s engineer had supplied comments that the applicant and its engineer were addressing and that the firm will return for waivers and final plan actions at a later meeting.
Commission members confirmed the Greenbrier Road project is out for bid and that bids will be received by the Board of Supervisors on Sept. 12. The commission requested Scott’s engineer report and copies of the land‑development materials be re‑sent to members who had not received them.
Next steps: the applicant will resubmit revised materials to the township engineer and return to the planning commission for waivers and a fuller review at the next scheduled meeting.
