The Planning, Development & Zoning Commission on Oct. 15 approved final plats for Valencia Section 10 and Section 11, both within the Valencia PUD. Planning staff summarized each section and recommended approval subject to conditions; the commission approved both motions unanimously, 6–0.
For Valencia Section 10, staff said the 10.427-acre tract would be subdivided into 51 residential lots, two blocks and five reserves for landscaping, open space and drainage; staff recommended two conditions, including revising a 10-foot sanitary sewer easement and payment of a required ESFC reservation deposit. The commission moved to approve with those conditions and the motion carried 6–0.
For Valencia Section 11, staff described a 9.618-acre tract to be subdivided into 53 residential lots, two blocks and two reserves. Staff recommended approval with a condition tied to the interlocal development agreement and required payment. The commission approved the final plat with conditions, 6–0.
Both approvals direct the applicant to satisfy conditions before final acceptance of public improvements and reservation of equivalent single-family connections.
