The Coventry Zoning Board revisited an application for Laura Mops on a lot in a residential zone where a prior approval had expired. Thomas Cronin, representing the owner and applicant, explained the earlier decision from 2023 had lapsed for lack of a permit; the current site plan places the new house about 20 feet from the front property line where a 35-foot setback is required.
Planning staff clarified that the applicant’s narrative initially sought 15 feet but the current site plan shows a request to be sited 20 feet from the front property line and that the plan complied with previous stipulations, including shifting the building 5 feet easterly as previously directed. Staff recommended that the board make its decision based on the current site plan; the board agreed and moved to approve the application, including the stipulation that any on-site trailer be removed after construction and that the decision incorporate the staff report. The vote to approve was recorded by roll call.
