Zoning board approves front-yard garage variance for Coventry resident Peter Tanner

The Coventry Zoning Board on the night in question voted unanimously to grant a dimensional variance allowing Peter Tanner to place a prefabricated 12-by-24-foot, 9-foot-6-inch-high garage in the front yard of his property at AP 323 Lot 62.002387 on Hammett Road in R‑3 zoning.

Tanner, sworn in before the board, described the unit as a finished prefabricated garage that "will be painted, trimmed, and shingled to replicate my home" and said setbacks comply with zoning. He told the board the structure will sit on pressure-treated skids on a prepared processed-asphalt (milling) surface and will have no electrical or plumbing.

Director Doug McQueen told the board staff had reviewed the submission and "the applicant has provided good justification," and the board moved to hear and decide the application that same night. During a roll-call, Len Doweg, Keith Cloutier, Ross Pelletier, Ed Ayonadi and Ron Pilots each announced approval. The board also voted to waive the usual ratification period; the board recorded the approval as unanimous.

The application materials as discussed at the meeting noted the parcel and Hammett Road address and that the proposed placement was constrained by site conditions (septic in the rear and limited side-yard access). The applicant thanked the board after the vote and left the meeting.

No additional permits or building-permit processing were discussed on the record at the meeting; the board relied on the staff report for factual findings. The board closed public comment later and adjourned at the end of the agenda.
