The Olivette Planning and Community Design Commission deferred action on a preliminary two‑lot subdivision at 9504 Old Bonham Road on Aug. 1 after public comment and because the petitioner was not present to answer outstanding questions.
Staff described the proposal to subdivide a large existing lot into two lots that would each exceed SR‑district minimums; staff recommended conditions including a 5‑foot right‑of‑way dedication along Old Bonham Road, replacement of an existing four‑foot sidewalk with a five‑foot ADA‑compliant sidewalk, a larger front setback along Old Bonham (35 ft), no driveway access to Old Bonham, and a required tree study and landscape plan as part of any approval.
Neighbor Fred Brooks spoke at the meeting: "I'm personally very disappointed that one of the signature lots ... would be carved up and put into a much less bucolic sort of condition," he said, and urged careful scrutiny of civil drawings and concern about house scale and loss of green space. Commissioners and staff discussed drainage, detention requirements for future houses, and options to emphasize tree preservation in future motions.
Staff and the chair agreed deferral was appropriate given the petitioner's absence and outstanding issues; when the applicant returns the commission will consider the preliminary plat and any recommended conditions.
