The Planning and Community Design Commission unanimously approved the site plan, community design review and concept stormwater management plan for a 920‑square‑foot in‑ground pool and a 1,355‑square‑foot pool deck at 344 Summerdale Lane.
Staff explained the proposal exceeded the administrative 5% flat‑work threshold and therefore required commission review; accessory coverage exceeds 1,200 square feet and an engineered stormwater detention system is required. Brian Taber of Prestige Pools said the project is 155 square feet over the administrative threshold and that the proposed retention system will reduce runoff to net zero compared with existing conditions. Taber said a civil engineer (Clay Vance) produced the hydrology study and the calculations are in the staff packet.
Commissioners noted the existing pool and concrete coverage, and that the new system would be an improvement because it includes engineered detention. A motion to approve the petition as presented in the Department of Planning and Community Development memorandum dated Aug. 1, 2024, subject to staff conditions, was made and passed 5–0. Staff advised the petitioner to proceed with permitting.
