Planning commission approves site plan for new home at 1124 Magnet Drive

The City of Olivette Planning & Community Design Commission voted 4–0 on Nov. 7 to approve a site plan, community design review and concept stormwater management plan for a new single-family home at 1124 Magnet Drive.
Staff told the commission the revised plans addressed prior concerns about massing, roof plan, elevation articulation and masonry wrap but that parking and drop-off during construction on the narrow private road remained outstanding and would be addressed through the building-permit process. Petitioner Chris Fisher of Fisher & Fritzl said the only substantive design change since the prior hearing was switching from a clipped gable to a full hip roof.
"It's pretty much everything we talked about in the last meeting," Fisher said, describing the roof change and other minor revisions. Staff noted the revised plans include a 2-foot forward adjustment of the front porch to reduce the garage protrusion from roughly 6 feet to about 4 feet and show brick wrapping on the garage and side elevations.
Commissioner Sam Wallach moved "to authorize the approval of the petition for site plan, community design and concept stormwater management review for a new single family home at 1124 Magnet Drive as presented in the memorandum from the Department of Planning and Community Development dated 11/07/2024, subject to any staff conditions noted therein." Petrie Powell seconded. The roll call recorded affirmative votes by Tim Spiegelglass, Petrie Powell, Sam Wallach and Vice Chairman Brian Lewis; the motion passed unanimously, 4–0.
Staff said the next step is for the applicant to apply for building permits and to provide a construction parking/drop-off mitigation plan during permitting because the street is narrow. No permit or construction timeline was specified in the meeting record.
The commission's approval reflects the revised design as presented to the commission and is conditioned on the standard staff requirements listed in the department memorandum.
