County reviews Sterling Traditions subdivision plan for Dayton area; no action taken

Liberty County Permits & Inspections staff presented an informational overview July 23 of Sterling Traditions, a proposed residential subdivision north of River Ranch along Highway 146.
Representatives from the project's engineering and planning team (Hayden Ruggs, chief engineer, and Kale Liao, planner, with LJA) and developer Will Benson described a three-phase plan for a major thoroughfare intended to connect Highway 146 with County Road 1409. The presenters said the road would be constructed to Liberty County specifications and built in phases from the west end eastward; plans contemplate concrete pavement with a long design life and a 250-active-user threshold that would trigger the need for a traffic signal.
Permits staff noted some lots are smaller than typical subdivisions and that additional discussion will be needed on lot size, roadway staging and utilities. Commissioners raised questions about maintenance responsibility and said the route would ultimately be maintained by the applicable precinct when accepted. County staff invited the developer to remain after court for follow-up on utilities and power capacity conversations.
Because this was an information item, the court took no formal action on the master plan and asked staff and the developer to continue coordination on specifications, utility capacity and future thoroughfare planning.
