Beaufort County approves preliminary plan for 15,400 sq. ft. Pickup USA basketball facility

Beaufort County members approved a preliminary development plan for a Pickup USA Fitness Club, a single-story, 15,400-square-foot basketball-focused facility proposed for a six-acre lot off Plantation Park Drive near Westbury Park.
Staff presenter Mister Eichard said the building would contain two full courts and one half court and that the property is in a general mixed-use district regulated under the Unified Development Ordinance. "They do meet all the criteria," Eichard said, summarizing staff’s review and recommending approval as submitted. He noted a Santee Cooper easement along the residential edge and an existing 25-foot vegetative buffer and berm that will remain undisturbed.
Commissioners asked technical questions about combining two parcels, the timing for that lot consolidation and pedestrian access from an overflow parking area in the rear. Eichard said parcel combination would occur at the final development plan stage and described a "quick turnaround" for the required exemplar process; he also said staff will address a route from overflow parking to the front entrance during final plan review.
The applicant, identified on the record as Zack and team, told the commission that most use will be pickup games and training with occasional tournaments and that they will manage tournament parking to avoid burdening neighboring businesses. The applicant said the franchise will provide paths to the overflow lot and work with staff to avoid conflicts.
A motion to approve the preliminary development plan "as submitted" was made on the record and seconded; the chair called for a voice vote and those present responded "Aye." Staff will pick up outstanding technical items — including lighting orientation to ensure fixtures cast light away from residences and accessibility details for overflow parking — at the final development plan and during Development Review Committee (DRC) checks.
The approval is preliminary; final permitting, plan adjustments and any required utility or stormwater work will be determined at final development review.
