Commission recommends rezoning and CSM to allow two veteran homes on Big Bend Road

The Waukesha Plan Commission unanimously recommended that the Common Council rezone a 0.61-acre city-owned parcel on Big Bend Road from T1 (temporary) to RS-3 (single-family residential) to allow two home sites for an Operation Finally Home project.
Doug, city staff, said the parcel (WAKC-1350994) is an isolated city parcel surrounded by village single-family homes and that the land-use plan shows detached residential housing for the area. He recommended the RS-3 zoning as consistent with the land-use plan. Doug said the parcel will be split into two lots via a certified survey map (CSM) with Lot 1 at about 9,982 square feet and Lot 2 at about 16,741 square feet; RS-3 minimum lot size is 8,000 square feet.
Brian Peel (SEH), representing Belmont Homes, said he lives in the city and was available to answer questions. Commissioners had no substantive objections and praised the veteran-focused housing use. An unidentified commissioner moved to recommend rezoning to the Common Council with staff comments; Commissioner Keller seconded. The motion carried by unanimous voice vote. The commission separately recommended approval of the two-lot CSM to the Common Council with staff comments.
Both recommendations are advisory to the Common Council; the council will schedule public hearings and formal action on the rezoning and the certified survey map.
