The Wyoming City Council approved Resolution 204873 to amend the conditional-use permit for the Summerfield planned-unit development. Planning staff summarized that the request reduces certain side-yard setbacks from 7.5 feet to 5 feet on slab-on-grade lots to permit optional three-car garages. The planning commission recommended approval subject to four conditions intended to ensure the changes fit the original development intent and do not create drainage or spacing problems.
The developer explained that a market demand exists for three-car garages in this housing product and that the adjustment is intended to maintain aesthetic balance at the front of houses without changing lot sizes. Council members asked questions about timing for Phase 3 of the adjacent park project, drainage, and whether the amendment would apply to other parts of the development. Staff and the developer clarified the amendment applies only to the specified Summerfield editions and not to the single-family side that remains unchanged.
The council moved, seconded and approved the amendment by voice vote; the packet includes the planning commission’s timeline and the developer’s presentation.
