Wyoming council approves preliminary and final plats for Jensen addition near Highway 8
Summary
The City Council approved a preliminary and final plat (Resolutions 24.11.1.17 and 24.11.1.18) for the Bellrath–Jensen addition at 24989 Heath Avenue, creating one buildable lot and a nonbuildable outlot for stormwater; staff said wetland areas will not be impacted.
The Wyoming City Council on Nov. 19 approved both a preliminary and a final plat for the Bellrath–Jensen addition at 24989 Heath Avenue, east of Highway 8.
City planning staff (Mr. Weck) told the council the site had been rezoned to R‑1 and the proposal creates one buildable lot containing the existing house and an outlot A designated for a stormwater treatment facility that will not be buildable. "Both lots meet all the requirements for a complying lot in that district," Mr. Weck said, and staff and the planning commission recommended approval subject to standard conditions.
Mr. Weck noted wetlands and easements are shown on the final plat and that no road construction or park dedication is required because the lot will retain its current access and has no occupants requiring dedication. The property owners were identified as Andrea and Joe Jensen; the Comfort Lake–Forest Lake Watershed District and applicant Mike Kenny were noted in the staff report.
Member Schilling moved to approve the preliminary plat (Resolution 24.11.1.17) and later moved to approve the final plat (Resolution 24.11.1.18); Member Luker seconded both motions. Both resolutions passed on voice votes with no recorded opposition.
Staff advised that if the outlot later becomes buildable it will require a separate process to change its designation. No additional public testimony or contested issues were raised at the meeting.
