Rowlett commission approves Sunset Landing replat at Bayside North

The Rowlett Planning and Zoning Commission on Dec. 10 voted 5–0 to approve a replat for the Sunset Landing subdivision (approximately 19.96 acres) located northwest of Sunset Boulevard and Bayside Drive, addressed as 1950 Sunset Boulevard.
City planner Liliana Morejon told the commission the replat follows an earlier final plat (2017) and framework plan and development plan approvals from 2021. She said the replat is consistent with previously approved plans and that staff recommends approval because the submission meets subdivision ordinance requirements, the Rowlett Development Code and the Texas Local Government Code. Staff reported that mailed legal notices were sent and that courtesy notices yielded two comments opposed to additional multifamily in the area.
Commissioners asked about the procedural history (why the item was classified as a replat rather than another preliminary plat) and staff explained the earlier approvals and the code interpretation that a compliant replat must be acted on. After clarifying that the replat does not increase the number of residents beyond previous approvals, Vice Chair Frisbie moved to approve the replat. The motion, seconded by Commissioner Williams, carried 5–0.
The commission opened a public hearing on the replat and heard no public comments before voting. Staff noted a condition that any unresolved easement or title issues identified later must be resolved as the project moves forward.
