Residents urge council to deny variances for Columbia/Alfred Estates over tree loss and density

At the start of the Dec. 3 public comment period, resident Justin Marston urged the Rowlett City Council to oppose variances sought by the Columbia/Alfred Estates development, saying the proposal conflicts with the city's comprehensive plan and will create excessive density.

Marston said he reviewed a tree survey for the property and presented specific figures: "There are over a thousand trees that were surveyed... As of right now, the developer plans to remove 11,247 of those inches," and he listed multiple large specimens he says are slated for removal, including pecans and American elms. He argued the future land use should require half-acre lots or other measures to preserve the forested character and that granting variances would prioritize developer convenience over sustainability and neighborhood integrity.

A second public commenter expanded those concerns, urging council to reject the variances and require a plan that "reflects the city's vision for balanced, thoughtful growth," citing adjacency to the lake, vegetation and long-term value to residents.
