At the Sept. 3 meeting the Isanti City Council approved three land-use items: (1) an amendment to the city zoning code to add "open sales lot for custom trailers" as a permitted conditional use in the I-1 Industrial District; (2) final plat approval for Fairway Greens North Third Addition (44 lots within an approved PUD); and (3) the associated development agreement, including required financial guarantees and an engineer-approved letter of credit. The council approved the zoning amendment and both development items by unanimous votes (5—0).
Staff told the council the planning commission recommended conditional-use approval for the trailer-sales lot and that standards such as concrete/bituminous surfacing, curbing and six-foot screening where abutting residential property would apply. The Fairway Greens North final plat and development agreement reflect conditions established when the preliminary PUD was approved in January 2021; staff said escrows or outstanding fees must be established before signing the development agreement.
Next steps: staff will complete any outstanding escrow/financial guarantees required before final execution of the development agreement and will ensure the applicant meets the conditions specified by the city engineer and attorney.
