The Isanti City Council unanimously approved a first amendment to the development agreement for Fairway Greens North Third Addition with JPB Land, LLC that reduces the minimum garage square footage requirement from 720 to 400 square feet for some lot types.
City staff said the request follows similar changes in previous additions and is intended to accommodate narrower lot models and improve housing affordability. A representative for JPB Land was available to answer questions about model options and the change, which the zoning administrator said would remain compatible with the R‑1 single-family residential standards for the district.
Council members debated briefly but then moved to approve the amendment (motion by Councilman Lundin, second by Councilman Heaman); the motion carried 5-0.
The amendment applies to the third addition and establishes 400 square feet as the new minimum garage size for qualifying homes; the development agreement will be updated accordingly and recorded with city planning files.
