Hunden Partners told the Bastrop Economic Development Corporation board on Monday that preliminary market work points to an indoor-focused sports complex as the most viable option for the site, given developable acreage and regional competition.
Ryan of Hunden Partners said the firm will present more detailed market findings on Dec. 3 and follow with demand, financial and economic-impact projections. "We're really focused on striking a balance between making these recommendations and taking into account visitation Monday through Thursday from the local community," he said, adding the team is finalizing site limits with engineering partners and interviewing tournament operators to refine assumptions.
Presenters described program-size norms in comparable markets: regional tournament destinations often need 8 or more indoor basketball courts (or 16 volleyball courts) and 12–16 outdoor fields or 8–12 diamonds for large outdoor tournaments. Hunden noted that an indoor facility requiring roughly 15–25 acres is typically the most efficient way to drive regional overnight visitation on a site with under 100 developable acres.
Board members pressed Hunden on operational and financial models. One director said any successful project must be "self sustaining" and viable for a third‑party operator; Hunden replied that financial pro formas will show assumptions and line‑item expenses and that management fees and potential transition subsidies are common in public–private partnerships.
While the feasibility work continues, the board approved Resolution R2024-0010 to suspend accepting offers or completing sales for parcels in the Bastrop Business Industrial Park that fall inside the sports-complex outline. Sylvia explained the suspension is meant to provide clarity for pending negotiations and preserve options while Hunden finishes its recommendations.
Hunden confirmed the Dec. 3 preliminary market-presentation is scheduled for 5:30–6:30 p.m. and said the team will circulate slide decks and follow-up data by email prior to that meeting.
